Arizona New Construction and Termite Protection
As AZ custom home builders, we have often heard the following expression; “There are two types of homes affected by termites, those that have already had them and those that will.” If true, that sounds pretty grim. There are not too many insects that can do as much damage to property as the subterranean termite.
In our business as AZ custom home builders, we have our pesticide contractor apply various types of treatment strategies. The first treatment application is done immediately before the concrete slab is laid and often referred to as pre-treat. It is an application of termiticide (termite poisoning) into the soil around footings and support footings blocking access to the structure by subterranean termites. The termiticide creates a barrier between the new wood products and the subterranean termites that may be in the soil. It’s believed that the pre-treatment is the most effective method for protecting against termites since it is nearly impossible to reach these underground areas once construction has been completed.
Once a custom home has been completed for a customer, the pesticide contractor returns to the home for final treatment. The soil around the entire structure is once again treated. This is recommended immediately at the completion of the home. If the homeowner plans to delay final landscaping, plans to install a pool, construct an outdoor Ramada, or in any way disturb the soil where termites may exist, it is recommended that termite treatment be performed again. If the homeowner decides to remodel, create a home addition, create a larger garage or add any structure that disturbs the soil, even if the home was treated at the time of its completion, termites can bypass the original termiticide and attack a new structure.
Our pesticide contractor offers a five-year warranty for the work performed on new construction, however this warranty is void, if the soil has been disturbed around the structure as discussed earlier. Treatment is suggested again at the end of the warranty period. As AZ custom home builders, we understand the importance of termite pretreatment and final treatment, as Arizona is one of regions of the country frequently impacted by termites. In fact, in Arizona, during the purchase/sale of any residence, a termite inspection is required. This is a legal disclosure requirement, as most buyers would want to know if the home currently has or previously had termites. Some buyers may refuse to continue the purchase if it were discovered that a home either has or had termites.
